Is Airdrie’s hot market finally cooling off? The July 2025 data is pointing to a market shift, with inventory climbing and prices softening across all property types.

📉 Sales were down 14% year-over-year with just 160 homes sold in July. At the same time, new listings increased 6% to 306, pushing total inventory to 543 active homes, the highest July level since 2018.

🏡 The benchmark price for residential homes fell to $532,800, down 3.8% from July 2024. Detached homes currently sit at $635,600, semi-detached at $500,300, row homes at $384,600, and apartments at $294,800.

🕒 Homes are taking longer to sell, with average days on market rising to 46 days, and we’re now sitting at 3.39 months of supply, a sign that Airdrie is trending toward a more balanced market.


🔎 What This Means for Buyers & Sellers

Buyers now have more choice and a little more negotiating power. With inventory rising and fewer bidding wars, it’s a good time to shop with less pressure, especially before fall competition ramps up.

Sellers, while homes are still moving, it’s no longer about just listing and waiting. Today’s market demands accurate pricing, strategic marketing, and great presentation. The days of “anything sells” are behind us, preparation and experience matter more than ever.


🔮 Looking Ahead to August

We’ll likely see continued high inventory and a bit of a slowdown in sales due to summer vacations. However, expect things to heat up again in September as serious buyers re-enter the market.
